Abstract

This case provides key project information on the construction of an amusement park called Happy Land developed by Mumbai-based leisure and entertainment company, Anandi Resorts Ltd. Happy Land was expected to be the first resort on Lakshadweep Island and was to contain world-class entertainment for families and groups of friends. It was also expected to offer world-class accommodation with flawless customer service. Rathan Jain, CEO of Anandi, defined the project objectives that included a 10% market share in the Island’s hotel occupancy in the first year itself; a modest increase in gross margins within the second year of operation; and an increase in hotel market share by a minimum of 10% for each of the first five years. The construction of the Happy Land Project on the ecologically-sensitive Island posed several challenges and there were certain risks that the project was exposed to that were anticipated to raise future challenges.
